Note: The following program outline is the first step in preparing to design any type of building of any complexity or cost...it helps to predict organize and communicate the basic needs and functions of the space as well as serving as a check list for important, but often forgotten aspects of the project.
Preparing this program outline and using it when talking to designers, consultants, contractors, bankers, insurance agents, building officials, etc. will enable clear, concrete communication with a minimum of misunderstanding. It will also represent you as an educated and responsible client...which can go a long ways in securing the best help possible with your project.

Total Building Size: (add together all basic sizes from above and add approximately 15% for access, wall spaces, etc. giving the total building area...for heated, finished living areas...include them at 100% of their square footage. For unfinished, unheated but roofed and enclosed areas such as garages and basements...add them in at 50% of their square footage. For uncovered decks and walkways...add them in at 25% of their square footage.)
